New luxury outdoor resort to open in Koh Phangan

A new hospitality brand, KAIA, will launch its first resort on Koh Phangan, Thailand, at the end of 2025. The brand is a collaboration between Thai-based Bound and Beyond Public Company Limited and outdoor hospitality specialist Cloud Collective.

Located on the island’s secluded northeastern coast and surrounded by protected national forest, KAIA Koh Phangan is positioned as an “open luxury outdoor resort” – a concept that blends luxury with low-impact design and immersive natural surroundings.

Unlike traditional beach resorts that rely on enclosed air-conditioned spaces and formal layouts, KAIA’s resort removes barriers between indoor and outdoor living. Each structure is designed with natural ventilation, open-air layouts, and materials that reflect the local landscape, aiming to reduce environmental impact while maintaining a high standard of comfort.

KAIA Koh Phangan will offer 31 private tented suites and four two-bedroom villas. Each 77sqm suite will include ocean views, a four-poster bed, teak-panelled shower, outdoor deck with bathtub, and a pantry stocked with locally sourced items. The 248sqm villas will come with a private pool.

Facilities will include a clubhouse with dining and lounge areas, an outdoor infinity pool with ocean views, and a beach club. The resort will also feature an organic farm and on-site honey production.

Dining at KAIA will follow a produce-driven approach, using ingredients sourced from local farms, waters, and forests. Menus will change with the seasons and revolve around open-fire cooking. The resort aims to operate a closed-loop food system with on-site composting and growing.

Guests can expect a range of cultural, culinary, and nature-based experiences, such as beachside feasts, forest foraging, and guided wellness activities like yoga and meditation. Additional experiences will include working with local artisans, ceramic-making sessions, and nighttime squid safaris.

Further KAIA resorts are planned across Southeast Asia, with more locations to be announced later this year.
